Duqm is a large-scale master development built around the Special Economic Zone at Duqm (SEZAD), its deep-water port, and Duqm Airport, and it represents one of the more genuinely long-horizon growth stories in Oman's current development map.
Unlike neighbourhoods that grew up around an existing landmark or waterfront, Duqm's value case rests substantially on planned infrastructure — the ongoing build-out of the port, refinery and industrial projects, and the area's residential and commercial master plan.
Land and off-plan property here tend to be priced with that longer growth timeline in mind, which can mean meaningful upside for patient investors — but also more sensitivity to how quickly planned infrastructure actually materialises on schedule.
It's not the right fit for every buyer, but for those comfortable with a longer runway, Duqm is one of the clearer examples of Oman's development strategy playing out around future infrastructure rather than existing demand.
